Rental Terms and Conditions
Reservations and deposit:
To enquire about our villa please complete the booking enquiry form on the availability page. We do ask for a 25% deposit (non refundable, however, dates may be changed if available) in order to reserve a property. Payment can be made by Bank transfer, cheque or cash.
We require a cash damage deposit of €300 (or the equivalent in English GBP or BG leva) upon arrival. This deposit will be fully refunded after inspection of the undamaged property by one of our representatives.
Payment:
The remaining 75% of the rental price is to be paid 2 weeks before your holiday. The €300 damage deposit must be paid to our agent on arrival.
Arrival/Departure:
PLEASE NOTE: On the day of your arrival, the villa will be available from 16:00hrs. If you arrive earlier we may allow you to take your cases to the villa and then ask you to return at a later time. You are expected to vacate the property at 10 am. If this is the case, and you have booked our airport transfers our agent will bring you to Varna until such time you are due to fly home, where they will then take you onto the airport. If you have not booked our transfers we will expect you to be ready to vacate the villa at 10:00am, or at the agreed vacation time on arrival.
All Villa keys can be collected from our agents office along with maps to the villa. If you are required to make a final payment or hand over a security deposit this will also be done at our office and not at the villa. PLEASE NOTE: Keys and maps to the villa can only be collected during working office hours, should you arrive after 17:30 and wish to collect the keys from our agent at their office, or the villa we will still charge you the same as a late night airport transfer. If you do not arrive within 24 hours of the agreed date the villa maybe re-sold and your booking cancelled.
On the day you are due to vacate our agent will meet you at the villa to ensure the villa has been returned in an acceptable condition (almost as you found it). This means all dishes, cutlery, etc must be washed properly and put away correctly, all rubbish removed from the property and any breakages notified to a member of our agents staff. If the villa is not returned in an acceptable condition and additional cleaning is required this will result in the loss of some or all of your security deposit.
Transfers:
Our agent will provide transfers for you and your party (up to 4 people). Transfer can only be provided from Varna airport. If your group is larger than 4, please get in touch with us to arrange the transfer.
Flight numbers and identity of the guests:
Clients should inform our agent of the flight numbers (arrival and departure) of guests, also how many people are in the party, and the full names and age of each guest arriving. The number of people occupying the property may not exceed the number given at the time of booking, unless we have provided you with written consent. If you arrive after providing incorrect party information we will cancel your booking on the spot with no offer of alternative accommodation and no refund, if we were spot inspected by the local authorities we could be heavily fined for not declaring correct information.
Non-EU guests only: After you have been accommodated, our agent will need to take your passports to make a Police registration (required under Bulgarian law) and return them to you on the following day (this is not necessary if you are staying in Bulgaria less then five days) .
Non-EU guests only: Due to Visa rules, as a non-EU guest you cannot pay the final amount on arrival. As part of your visa our agents have to show on the system that when you enter Bulgaria your accommodation is booked and paid for in full. We cannot provide visa confirmation if there is an outstanding balance. Should you arrive without making your full payment you shall be refused entry at passport control at the border/Airport.
Confirmation:
Please check your confirmation invoice and all other documents you receive from us, immediately on receipt. You must contact us straightaway if any information appears to be incorrect as it may not be possible to make changes later. If you cancel or alter your booking later on, you may have to pay an amendment charge. We reserve the right to refuse your booking. If we do this we will refund any money already paid to us.
If you change your booking:
If, after our confirmation invoice has been issued, you wish to change your arrangements in anyway, for example your chosen departure date, we will do our utmost to make these changes but it may not always be possible. Any request for changes to be made must be in writing from the person who made the booking. If one of your party withdraws from the villa, someone else can take their place providing they satisfy the conditions of the original booking, and you inform us in writing at least 14 days before departure, we will help you to make any other changes. The Party Leader must sign the letter, and we charge a €30.00 administration fee per person. If you make a number of changes to the same booking, we will only make a reasonable overall charge.
Cancellation:
If you cancel your holiday:
To cancel the villa or any component, the Party Leader must write, fax or email us. Our contact details are stated on our website. Cancellation takes effect on the date we receive your letter. If you cancel after we confirm your booking, you must compensate us for losses, as we incur costs from the moment you make the booking. The closer your cancellation is to the departure date, the less likely we are to recover the costs by re-selling the Villa. Our cancellation charges therefore increase as the departure date approaches, as shown below.
The following cancellation charges apply:
More than 12 weeks prior to departure – 25% deposit.
84 – 43 days prior to departure 40% of the cost of the villa or loss of deposit whichever is greater.
42 – 29 days prior to departure 50% of the cost of the villa or loss of deposit whichever is greater.
28 – 22 days prior to departure 70% of the cost of the villa.
21 – 15 days prior to departure 90% of the cost of the villa.
14 – 0 days prior to departure 100% of the cost of the villa.
If we change or cancel your holiday:
It is unlikely that we will have to make any changes to your travel arrangements, however we do start planning arrangements many months in advance. Occasionally, we may have to make changes and correct errors on the website and other details both before and after bookings have been confirmed. In the event of minor alterations, we will do our best to notify you before you travel. If a significant change or cancellation has to be made to the villa we will notify you as soon as possible. You may then: a) accept the changed arrangements; or b) cancel your booking completely, in which case we will refund you all monies paid by.
Behavior:
We appreciate that you are on holiday, however, we do ask that you keep the noise down in the late hours (between 22.30 and 7.00). This is because most of our properties are situated in residential areas and the nightly rest of other inhabitants must be respected. We take a zero tolerance attitude when it comes to this, and if the Police are called following a warning about parties and loud music, it will result in immediate eviction regardless of the time of day or night. This will also result in loss of prepaid rent and refundable damage deposit.
Towels and Linen:
Towels and linen are provided with our villa, however we do not provide beach or pool side towels. If towels or bed linen are not returned in an acceptable condition, this will result in the loss of some or all of your security deposit.
On the day of your departure we ask that you place all towels within the bathroom where they can be checked and counted by our representative.
OCCUPANCY:
The villa is capable of sleeping 6 people, which consists of 1 double bed, 2 single beds and a double sofa bed.
Swimming Pools:
Swimming pools can be dangerous... About 300 children under age 5 die and 2,000 more children under age of five visit hospital emergency rooms for submersion injuries every year!!!
Our villa has a pool.
Never leave a child unsupervised near the pool. During social gatherings at or near the pool, appoint a "designated watcher" to protect young children from pool accidents. Adults may take turns being the "watcher." When adults become preoccupied, children are at risk. If a child is missing, check the pool first. Seconds count in preventing death or disability. Go to the edge of the pool and scan the entire pool, bottom and surface, as well as the pool area. Do not allow a young child in the pool without an adult. Do not consider young children to be drown proof because they have had swimming lessons. Children must be watched closely while swimming. Remove toys from in and around the pool when it is not in use. Toys can attract young children to the pool. No dogs or cats allowed in the pool. No diving in the pool, our pool is only 1.5meters deep. No running around the pool area. No food or drink must be consumed in the pool. After use of the pool, towels and foot wear must be worn before entering the villa. At no time is glass is to be used in or around the swimming pool. If it is found that glass has been broken in or around the pool, this will result in the loss of some or all of your security deposit.
Neither us nor our agents shall be liable for any direct or indirect accidents that may arise as a consequence of the use by the client.
Special requests:
If you have a special request that does not form part of the arrangements described on the website please inform us in writing. We will do our best to comply but cannot guarantee to do so and it will not form part of our contracted obligations. Special requests made after your booking date must be confirmed in writing within seven days of the request. We will make every effort to accommodate your request however, we cannot guarantee that special requests will be provided and recommend that you repeat your request 7 days before arrival (for example, Food hampers, cots, etc) .
Car Hire:
Our agent books its cars through a third party and will be subjected to the terms and conditions of the hire car company. Our agent will not be held responsible or liable if the clients do not understand or follow the term and conditions of the hire car company.
If you have a complaint:
If you have cause for complaint whilst on holiday or travelling to your destination, this must be brought to the attention of our agent immediately so that action can be taken at the time to rectify the problem. Should the representative be unable to resolve the matter, details of the complaint must be notified to us in writing within 28 days of the end of your holiday. Any claims received outside this period or these not reported on holiday cannot be considered as if you do not tell us about your complaint promptly, it may prove difficult to investigate or rectify your complaint.
Building Works:
Building works and the resulting noise from the site can take place at any time during the year on an adjoining or nearby property and land. If this work is affecting your holiday please report this to our agent immediately. Obviously this is beyond the control of ourselves, but we will make an effort to have the work stopped if possible. Unfortunately we do not receive advance notice of when building works will begin as they are carried out by third parties over whom we have no control. Whilst we can assure you we will do our best to minimize any inconvenience or interruption to your holiday, we regret that this is a 'Force Majeure' and we can not accept any liability or pay any compensation.
Weather:
During the height of summer when Bulgaria has very little rainfall it maybe possible that some areas will suffer from water restrictions, normally the water is only restricted for a few hours during the daytime. If you are affected during your holiday you MUST report this to our agent immediately. Obviously this is beyond the control of ourselves, but we may bring drinking water to you to ensure you are as comfortable as possible during the restrictions.
Liabilities:
Neither us nor our agent shall be liable for any direct or indirect damages, accidents that may arise as a consequence of the use by the client of the property including damages and losses because of fires, robbery or criminal behavior.
Neither us nor our agent can be held responsible or liable for regional water and electricity supply problems which are beyond their control.
Promotional offers:
From time to time we may promote special offers. Offers cannot be used in conjunction with another offer running at the same time.
Data protection:
In order to process your booking and to ensure that your travel arrangements run smoothly and meet your requirements we need to use the information you provide such as name, address, any special requirements etc. We take full responsibility for ensuring that proper security measures are in place to protect your information. We will not, however, pass any information onto any person not responsible for part of your travel arrangements.

Access is further conditional on your agreement that any dispute or matter which arises between you and us will be dealt with by the Courts of Bulgaria.
